About our Application Process Our screening process ensures the highest level of legal, ethical, and professional standards in all of our Rental activities. We agree to provide equal professional service without regard to the race, color, religion, gender, handicap, familial status, national origin, or sexual orientation. We keep informed about fair housing law and practices.

Applications (hereon “app” or “apps”) are processed in the order they are received, including documents. Completeness is considered. Processing time estimated 2-8 business days. We generally do not hold properties for more than 14 days.

Each adult (18+) to occupy or cosign must submit a separate and complete app at and we do review personal information, Co-Applicants/ Signers, Dependent Occupants, Pets (if any), 5+ Years of Employment and 5+ Years of Residence History, and Vehicles, References, Notes, and Acknowledge, and $50 application fee.

$50 App Fee is per adult payable during the application process with a checking account and routing number, or it can be paid at our office with a cashier’s check or money order. If we receive multiple apps, they are processed in the order received; we don’t process App Fees paid electronically until we start the screening process for that app. Otherwise, App and holding fees are non-refundable.

Non-Occupying Cosigner is considered to supplement applicant's income, and are not accepted to offset outstanding collections or other app requirements. Subleasing, Business Operations, and Smoking Indoors is strictly prohibited at all properties. We expect you to meet our requirements; if not met, the result may be an increased deposit or denial.

We reserve the right to move on to the next app if your app is not complete. There are no verbal contracts. If any additional forms or fees are required for ant verification, applicant will be required to cooperate timely.

  2. Proof of Income; see Income Requirements
  3. Pet(s) Photo, Current Shot Records, and Pet App Form; See Pet Policy

Income Requirement Total Monthly Household Income must be equal to or greater 3x the monthly rent; submit Proof of Income:

  1. W2’d: 3 most recent pay-stubs
  2. 1099’d: 3 most recent bank statements
  3. Housing Assistance: Voucher copy; assistance is considered toward the 3x requirement

Credit, Criminal, Eviction Review We do not consider actual Credit Scores. Derogatory collections, accounts, or excessive inquiries may result in increased deposit or denial. Criminal record for crimes involving moral turpitude or inherent quality of baseness, vileness, or depravity with respect to property, people, or society, may result in denial. 1 eviction will result in increased deposit, and may result in denial. Multiple evictions will result in denial.

Renters Insurance Required Renters insurance protects you and your belongings and liability coverage. The homeowner’s policy only provides coverage for their liabilities. The minimum liability limit is $100,000 and Deluxe Realty must be listed as Additional Interest so that we are notified of any policy changes or cancellations. Pet insurance is required.

Each home will have a different policy and deposit. No pet shall be on or about any premises any time without written approval. If you are considering obtaining a pet, you must first submit App for Pet Approval and you must receive written approval. Photos of pets and service animals are required with all pet apps. All pets must be licensed and a copy of the license and rabies vaccination certificates must be submitted prior to final approval.

The following pets are generally prohibited: cat, bird, or dogs of these breeds: staffordshire terrier. bull terrier, pit bull, rottweiler, doberman, wolf, german shepherd, chow, or presa canarios. Breeding is strictly prohibited, and all other pets are approved on a case by case basis. If the pet becomes a nuisance, causes damages, or otherwise violates lease terms, monies for damages become immediately due and we reserve the right to terminate the lease agreement.

Lease Signing, Move-In, and Keys During Lease signing, you’ll find the first page to provide clear Move-In instructions. Once your complete app is approved, you'll receive the Lease via email from DocuSign for electronic review and signing. Once your lease signing is complete, each party will receive an email with the ratified lease attached.

House keys, garage, gate, and common keys, remotes and access cards, can be obtained during your move-in walkthrough, after lease signing and receipt of all monies due. Move-in dates should be scheduled during normal business hours; after-hour move-in's are subject to appointment availability and an additional $100 move-in fee may apply for after-hours. If you need a new key, remote, or card, login online to submit a request or contact us. For mailbox keys first contact USPS directly, go to; normally the existing mailbox key is available and provided. On the rare occasion USPS doesn’t maintain the keys, please contact our front office.

How to Make Payments Any balance due prior to occupancy must be paid via cashier’s check or money order. If sending by mail, send certified next business day. Make payments to:

Rent is due on or by the 1st of the month during normal business hours with a grace period until 5pm on the 3rd. After move-in you can pay online using your checking account and routing number, or at our office via cashier’s check or money order. Personal checks and cash are not accepted. Additional Fees apply for Debit/Credit Cards.

Security Deposits and Easy Move-Outs Deliver your security deposit payment to our office within 2 business days of approval; see your Lease for details. The minimum Security Deposit is 1.5x the monthly rent and the maximum is 3x the monthly rent. We expect you to meet our requirements; if not met, the result may be an increased deposit or denial. We do review and consider 5+ years history including credit, criminal, eviction, residence , income, employment, and references.

Deposits are 100% fully refundable, unless otherwise specified. We expect the home to be in the same or better condition than when you moved in. Make sure to give proper notice to move-out. After you move out, we walkthrough and report the condition of the premises, and within 30 days from receipt of keys or access, we’ll provide you with a Security Deposit Transmittal Form and your refund will be mailed to your must current address. Breaking the lease early does not relieve you from any monies owed within your lease.

We're not happy when you decide to move, but we understand that life happens, just don’t abandon us. When you decide to move, you should send your notice to vacate to Deluxe Realty via certified mail more than 30 days prior to your lease termination date; include the property address, the date we can expect to receive keys at our office, your name, phone number, and forwarding address. There are no prorated months at move-out. Check your lease for your lease renewal date; if you’re breaking your lease early we recommend you give as much notice as possible, keep the home in great shape, allow us to easily market the property, and continue to pay rent until a new lease is executed.

Adding Occupant to Lease Occupancy is limited to 2 persons per bedroom. Before or After the lease is ratified, any person interested in occupying the property must first submit a complete application, get approval, and sign a lease. If you’d like to add any occupant under the age of 18, please submit a written request with name, date of birth, and relation. In the event an occupant becomes 18 years old, they must submit an app, and be added to the lease as a Tenant.

Utilities and More Yes, Tenants are responsible for connecting and maintaining all utilities, unless the utility does not exist, is covered by the Homeowner Association, or as otherwise agreed upon. Activate utilities into your name effective your move-in date:
