Deluxe Realty provides quality housing and clear expectations. Applications are processed using Buildium, a tenant screening company.

Each prospective occupant 18 years or older must submit a separate and thoroughly complete application, a $50 Application Fee and send clear copies of the following documents via email to rentals@deluxe.vegas or fax to 702-387-3100:

  1. State issued ID

    NV ID required within 30 days of lease signing

  2. Proof of Income

    3 most recent paychecks or bank statements, letter of employment if applicable

  3. Photo of Pet(s) if applicable

The $50 Application Fee is per adult. Application fees must be paid with valid checking account and routing number during application process or at our office with a cashier’s check or money order.

Each prospective adult applicant 18 years or older must submit a separate and thoroughly complete our application with a $50 application fee, and submit clear copies of required documents. We do consider completeness of the application.

Applications are processed in the order they are completed and received, including documents. Normal processing time is estimated at 3 business days.  We do occasionally receive more than one application simultaneously for the same property. We may contact you if there are any questions about your application or if it is incomplete. We reserve the right to move on to the next received application if your application is not complete. We generally do not hold properties for more than 14 days. There are no verbal contracts.

We do review and consider credit, criminal, eviction, residency, employment, and references. We expect that you meet the following requirements and if not met it may result in an increased Security Deposit or Denial at management’s sole discretion: thoroughly complete application; provide requested documents; No Evictions; 5 years of rental/residency history; more than 2 occupants per room; 5 years of rental/residency history; total gross household income should be at least three (3) times the monthly rent; credit scores should be greater than 600 with no liens, collections, or late payments.

Once your complete application is screened and fully approved, you’ll receive an email with the lease via DocuSign for electronic review and signing. Once your lease signing is complete, each party will receive an email with the ratified lease via email. Please deliver your security deposit payment to our office within 1 business day.  See your lease for total amounts due. Any balance due prior to occupancy must be paid via cashier’s check or money order.

House keys, garage, gate, and common keys, remotes and access cards, can be obtained during your move-in walkthrough, after lease signing and receipt of all monies due. Move-in dates should be scheduled during normal business hours; after-hour move-in’s are subject to appointment availability and an additional $100 move-in fee may apply for after-hours. If you need a new key, remote, or card, please contact us or submit a request on your portal. For mailbox keys first contact USPS directly; normally the existing mailbox key is available and provided. On the rare occasion USPS doesn’t maintain the keys, please contact our front office.

Each home will have a different policy on whether pets are or are not accepted and the amount for the pet deposits. No pet shall be on or about any premises any time without written approval.

If you are considering obtaining a pet, you must first complete an application for pet approval and you must receive written approval. Photos of pets and service animals are required with all pet applications. All pets must be licensed and a copy of the license and rabies vaccination certificates must be submitted prior to final approval.

The following pets are generally prohibited: cats, birds, or pure or mixed dogs of these breeds: staffordshire terriers (bull terriers, pit bulls), rottweilers, dobermans, wolf, german shepherds, chows, or presa canarios. Breeding is strictly prohibited, and all other pets are approved on a case by case basis.

Pets cannot be dangerous to others, must be house trained to not destroy a home or urinate / defecate indoors. You are required to maintain cleanup of any waste on a daily basis. You agree to be responsible for any damages caused by your pet. You agree to keep your pets leashed when outside in public or common areas. All lease terms, laws, zoning, and association policies must be followed. If the pet becomes a nuisance, causes damages, or otherwise violates the lease terms, monies for damages become immediately due and we reserve the right to terminate the pets’ right of occupancy and the lease agreement.

Renter’s insurance protects you and your personal content’s and provides you with liability coverage. The homeowner’s policy only provides coverage for their loss, it does not afford you any protection in the event your personal belongings are damaged or stolen. There is a minimum liability limit of $100,000 and Deluxe Realty must be listed as Additional Interest so that we are notified of any policy changes or cancellations.

Pet insurance is also required.

Yes, Tenants are generally always responsible for connecting and maintaining all utilities, unless the utility does not exist, is covered by the Home Owner Association, or as otherwise agreed upon.

  • See your lease for details. Some Homeowner Association’s have water, trash, and sewer covered and you may have a small monthly hoa portion.

After the lease is ratified, you may be able to add additional occupants. Any persons interested in occupying the property must first: 1. Submit a complete application, 2. Get approval, and 3. Sign a lease. If you’d like to add any children under the age of 18, please submit a written request with name, date of birth, and relationship.

Occupancy is generally limited to 2 persons per bedroom, though you may explain in your application any special circumstance you would like us to consider.

You’ll find the login at http://www.deluxe.vegas/login/; navigate to Resident Login, and on the login screen click Forgot your password? and you’ll be emailed a temp password. Your username is your email.

Subleasing for long term or short term is strictly prohibited, including Airbnb and similar. Babysitting or watching other people’s children or pets is strictly prohibited. Anyone not listed on the lease is considered unauthorized.

Smoking is strictly prohibited in any interior area of any property, including the garage. If you are planning on smoking inside the home or garage, do not submit an application.

Rent is due on or by the 1st of the month during normal business hours with a grace period until 5pm on the 3rd. Any monies due prior to occupancy requires a cashier’s check or money order. After move-in you can pay online using your checking account and routing number. Personal checks, debit cards and credit cards are not accepted.

Residents must report all repair issues. For non-urgent requests contact us during normal office hours or submit a request via your online portal. For an after-hours property emergency, contact our main office line and follow the prompts to report an emergent property issue.

An emergency after-hour fee may apply for non-urgent requests. In the event of an after-hours lockouts, the locksmith charge will be due and payable,and any you must provide a copy of any rekeys within 1 business day.

Deluxe Realty is responsible for facilitating all repairs. Residents are responsible for up to $100 for repairs and maintenance, or the full amount for any damages caused by resident.

Residents are also generally responsible for cleanliness, changing air filters monthly, replacing smoke alarm batteries and lightbulbs as needed, landscaping, anything glass, and lost or misplaced keys. We can help schedule these services with our recommended vendors at your expense.

If the home has a private pool, weekly pool service is included. If the home has common areas, those are maintained by the homeowners association.

When the annual lease converts to a monthly lease, and you decide to move, we must receive your notice to vacate via certified mail more than 30 days prior to your vacate date; include the property address, the date we can expect to receive keys at our office, your full name, phone number, and forwarding address. There are no pro-rated months at move-out.

How do I get my security deposit back? We expect the home to be in the same or better condition than when you moved in. Make sure to give proper notice, and after you move out, we we will conduct a walkthrough, deduct any identified cleaning and repair expenses, and within 30 days from receipt of keys we’ll mail your return with a break down of anything deducted.

Can I break my lease early? Life happens, but please don’t abandon us. Breaking the lease early does not relieve you from any monies owed within your lease.

The best way to handle it is to give as much notice as possible, continue to pay rent until a new lease is executed, leave the home in great shape, and allow us to easily market the property. Judgement and reporting may result from failure to satisfy your lease obligations.
